When you are a receiver, you have the powers given to you by the deed, agreement, or court order that appointed you. You can do things like demand and recover income from the property, issue receipts for the income, and manage the property. You can also insure the property, repair and maintain it, and inspect books or documents related to the property at a reasonable time.

14Powers of receivers

  1. A receiver has the powers and authorities expressly or impliedly conferred by the deed or agreement or the order of the court by or under which the appointment was made.

  2. Subject to the deed or agreement or the order of the court by or under which the appointment was made, a receiver may—
