You can transfer part of the land in a record of title. When you register a transfer instrument, the Registrar looks at the land being transferred. The Registrar must cancel the old record of title for the transferred land. You get a new record of title when you transfer land. The Registrar may create a new record of title in your name for the transferred land. The Registrar may also create a new record of title for the land that was not transferred. 74Transfer of part of land in record of title

  1. This section applies on registration of a transfer instrument that transfers a freehold estate in possession in part of the land recorded in a record of title.

  2. The Registrar—

  3. must cancel the record of title to the extent that it relates to the land transferred; and
    1. may create a new record of title for the land transferred in the name of the transferee; and
      1. may create a new record of title in the name of the registered owner for the part of the land not transferred.
