230: Requirement for esplanade reserves or esplanade strips
or “When land is divided up, some areas near water must be set aside for everyone to use”

You could also call this:

“When land is divided up, special areas near water become public land for everyone to enjoy.”

When you subdivide land, you might need to set aside an esplanade reserve. This is a special area of land that becomes a local purpose reserve for esplanade purposes. The law says that this reserve will be managed by your local council.

Even though the reserve is set aside for a specific purpose, it’s possible to change its classification or purpose later. This can be done following the rules in the Reserves Act 1977.

If you’re subdividing land and need to create an esplanade reserve, you must show this area on your survey plan. This plan is a document that you submit to your local council when you’re subdividing land.

Remember, these rules come from section 230 or section 236 of the Resource Management Act. When you submit your survey plan to the council, you need to follow the rules in section 223 of the same Act.
