You need to get a project information memorandum from a territorial authority. They must give it to you within 10 working days for a non-consented small stand-alone dwelling. For other cases, they have 20 working days to give it to you after you apply under section 31(1)(a) or 32. If the territorial authority needs more information from you under section 33(1)(b) or (c), they stop counting the days until they get it. Then they have 10 working days to give you the project information memorandum. They can reissue the memorandum if they find an error or get new information. 34Issue of project information memorandum

  1. A territorial authority must issue a project information memorandum—

  2. within 10 working days after receiving an application in relation to a non-consented small stand-alone dwelling; or
    1. in any other case, within 20 working days after receiving an application under section 31(1)(a) or 32.
      1. However, if the territorial authority requires any information under section 33(1)(b) or (c), the relevant period specified in subsection (1) is suspended until it receives the information.

      2. The territorial authority must issue the project information memorandum within 10 working days after receiving that information.

      3. A territorial authority may, within the relevant period specified in subsection (1) or, if applicable, in subsection (3), reissue a project information memorandum if the territorial authority—

      4. considers, on reasonable grounds, that the project information memorandum contains an error or omission; or
        1. receives information that affects the project information memorandum.
          1. If a project information memorandum is issued for building work in connection with a non-consented small stand-alone dwelling on a particular site (the final site), no further project information memorandum is required just because the place where the dwelling is constructed is in a different location from the dwelling’s final site (for example, a dwelling that is constructed in a factory and then transported to the final site).
